TENANT FILE REVIEW

Flatrock Partners provides comprehensive file review services to ensure that each tenant has met all compliance and eligibility standards prior to move-in. Services include review of initial tenant files (1st year), subsequent move-ins, and recertifications. Additionally, Flatrock can conduct a selective audit of existing files to ensure that a property and its staff are meeting compliance expectations. Clients will receive a unit-by-unit compliance status report as well as a project-wide evaluation of the property's compliance procedures. Flatrock is available to help ensure that the on-site staff is adequately trained, is in possession of the appropriate documentation and is able to ensure continuing program compliance.

Flatrock's tenant file review includes a detailed analysis of the following:

• Tenant Income Certification (TIC) or recertification
• Lease agreement
• Income and asset verification procedures
• Area Median Gross Income (AMGI) limits
• Rent limits
• Utility allowances
• Next Available Unit rule (140% rule), if applicable
